Before placing unit on the market there were several things that needed to be done to get the property in best presentable shape. Being out of state and also being very unfamiliar with contractors/companies to reach out to, agent organized all aspects. He contacted all contractors, got quotes, informed them exactly what work needed to be done, gave them access to the unit, after work was completed he checked up to make sure it was quality work and nothing else needed to be done. This alone was invaluable to me. Once the home was placed on the market being that we are in a soft slow buying time, agent continuously reached out to strategize and come up with best approach, new ways to entice buyers to notice property. The very first time I met with Jason, I didn't really know how to verbalize what I was looking for. After a short meeting and spending time with me, Jason was able to find me some homes to look at. He was very good at figuring out what I did or didn't like about the homes we visited. He didn't waste my time showing me homes that he thought might get him a quick commission. I am a real estate appraiser and real estate educator. I have known Jason for over 15 years. Jason is trustworthy, likable, knowledgeable and hard working. Nothing like providing a testimonial for yourself...but since I sold my own home, and I'm provided the opportunity, I will! :) With so many options available today that will put your home on the MLS, put a sign in your yard, and handle your paperwork at a deep discount and save you the cost of some commissions, why did I hire myself, a full service agent, to get my home sold? What value did I add above and beyond what many other agents and discount brokers offer that actually makes ECONOMIC sense? Because, in this market, if my only goal was to just get the home sold, I could have absolutely hired one of them. But my goal was to get my home sold for AS MUCH AS I POSSIBLY COULD and have as many of the contract terms in my favor as possible. So I hired myself for all the following additional reasons: a) I call 2 hours a day looking for prospective buyers b) I door knocked w/flyers of my home looking for potential home buyers c) I exposed my home to over 700 websites marketing my home both nationally and internationally (my buyer ended being from Portland. They flew in just to see it.) d) I provided professional, high quality, photos and drone shots (I also do high end video for luxury homes) e) I marketed on social media and to my large personal database and contacts of clients and other agents. f) I meticulously prepared the home and I advise on how to best prepare it for listing. g) I have 20 years experience negotiating high value contracts. Why does this matter? Because by creating a desirable home and casting a net so large through my personal hard work, effort, contacts, AND the MLS I was able to sell my home for well above asking price created through a bidding war of several buyers found by myself personally and the MLS. And not only that, but I also negotiated for them to rent the home back to us for up to 1 year while we build or renovate our next home (haven't decided yet), but now I don't have to move twice. AND I broke the record in the area for price/ sq. ft. on a home with an unfinished basement and benefited my neighbors all around. That is the value I brought to my own transaction that never would have been created through a discount broker that just administrates the sale. That value was created by bringing more buyers to the table then just those who found it on the MLS, thus creating intense competition. Do I cost more...Yes. Did the value I bring make me far more than I would have saved? ....Absolutely. And I will for any other seller trying to decide if it's worth paying more for myself, or one of the many discount brokers or bare minimum effort agents out there!
